Thank you for coming to my web site. What makes me different from any other broker? First of all, our company has been in Utah County longer than any other brokerage. We will soon celebrate our 100th anniversary.

Second, as an independent broker, I specialize in representing sellers and landlords, not buyers and tenants. I have an extensive background in marketing, and I’m good at marketing properties; especially in today’s very complicated market.

All my competitors are large national (franchise) companies. They will tell you, they control all the buyers and tenants. That’s simply not true. In fact, if you take the top 5 largest commercial brokerages in the US, collectively they only control about 17% of the entire market. More than half of the market is controlled by independents such as myself, and the balance by smaller local and regional companies.

They say they will give you more exposure than a smaller company, (“bigger is better.”) That’s not true, either. We use the same national listing networks they do.

Another problem with the nationals is their culture. When they get a new listing, they typically hold the property “close to the vest.” They have a huge incentive to sell or lease your property “in-house.” That way, they get double the commission. They are proud to tell you they sell or lease about 80% of their own listings.

If you ask, they will tell you, “but we cooperate with all other companies.” Technically that is true. However, many times they will not split their commissions. They require the cooperating broker to collect his commission from the buyer or tenant. Thus, double commissions are paid. This obviously creates a disincentive for other brokers to sell or lease your property.

I can show you dozens of flyers I have received from national companies with the following provision in their literature, “Selling Broker Needs to Cover Own Commission.”

Unlike the national companies, I market aggressively to all of them. While I sell or lease only about 20% of my own listings, I consistently have a much greater volume of sales . . . . while representing the best interest of my clients by getting maximum exposure for the property.
